Purpose: 

Responsible for internal coordination and processing with the Regional Leasing Manager (RLM) and Regional Site Manager (RSM) of all new collocation applications including documentation, data entry, and on-going management of existing tenant leases and amendments. 

Job Functions:

  1. Work with RLM as required with inquiries to initiate a new collocation or modification on a GTP site.
  2. Coordinate/participate with all the collocation project activities with internal and external resources from project start to completion.
  3. Establish and maintain daily project plans and schedules; work directly with RLM, RSM and tenant as may be required with support from internal and external resources.
  4. Handle day to day project level tenant and internal communications - verbal and written.
  5. Develop and nurture client relationship by identifying requirements; anticipating and resolving problems.
  6. Monitor and communicate metrics with tracking tools and reports.
  7. Prepare all tenant leasing documents for execution including license agreements, amendments, and memorandums as required.
  8. Initiate and conduct necessary meetings/calls to keep project on schedule and within budget with early problem resolution. 
  9. Working with the RLM and RSM, ensure completion of all project closeouts including site walks, punch list item completion and all document receipt and filing.
  10. Recheck all tenant leases and documentation on completion, review and coordinate any requirement for correction and documentation.
  11. Abstract to hard copy and enter all data on new tenant lease into site database, review and index documentation, and scan in on-line and properly file documentation.
  12. Compile all site documentation on completion of a project or as obtained and provide to Operations Coordinator for scanning and filing.
  13. Manage existing leases and related activities including insurance certificates, escalators, internal documentation requests, amendments and on-going site data entry.
  14. Work with all internal resources to ensure proper processing, interpretation, and access to tenant leases and documentation.
  15. As required, work with tenants in resolution of any lease concerns.

Working Conditions and Physical Demands: 

Working in an office environment (company facilities), or as required.   Job will involve minimal travel.

Qualifications:

  1. 2 year degree, preferably in a business program  providing strong organizational and detail oriented knowledge and skills
  2. Prefer minimum 3 years experience in wireless communication industry and real estate
  3. Bilingual in Spanish and/or Portuguese is a plus
  4. Proficient user of Excel, Outlook, VPN environment apps.
  5. Demonstrated mastery balancing multiple tasks, project management skills
  6. Communicates honestly, clearly, and frequently
  7. Aptitude for success in corporate environment
  8. Effective in an entrepreneurial culture, working independently and as part of a team
